Even the smallest details matter when making an informed decision on a home purchase.
It does not matter if you own the home or you are the potential buyer, the home is a substantial investment. I use extra precautions to protect the home from damage showing respect for both parties. I take precautions when moving ladders and tools throughout the home. I also use shoe covers and drop cloths to keep the floors clean and free from debris.
I have been in the construction trades for over 30 years. I have performed inspections on commercial and residential buildings over the last twenty years. I inspected, installed, serviced and designed fire protection systems. I am InterNACHI certified.
A general home inspection consists of a thorough and comprehensive non-destructive inspection of all the exposed and accessible components of the home from the footings and foundations up to the roof. I respect both the inside and outside of the home.
An inspection on a town home or condominium is the same as a home inspection. However, I do not pay as much attention to the components that are maintenance and repair responsibilities of the home owners association. These include roofs and sidewalks/driveways.
A sewer scope can give a piece of mind, especially in older homes where they used clay or cast iron sewer mains. These mains are very susceptible to blockage from tree roots and can collapse. This can restrict the flow of waste to the city sewer system causing backups in the home.
Whether a house was used to manufacture methamphetamines or just used for casual smoking, the residue on surfaces such as walls, ceilings and cabinets are invisible. I take samples from key areas of the house, including the air ducts, and send it to the lab for testing. If the samples come back positive I will recommend a meth remediation company.
Radon is an invisible gas caused by the decomposition of radioactive molecules in the dirt. This gas can be responsible for long-term health problems. It is more likely than not that a home has radon, the question is the percentage level of radon in the home. I sample two areas of the home for a period of twenty-four hours to get the average of the radon levels in the home. This is simply a test to help a home buyer make a more informed decision. For a more thorough test it is recommended to have a licensed abatement company perform the test. I do not do the test to the same extent as these companies because it requires more specialized equipment and takes more than twenty days to be accurate. Radon can be remediated.
Mold spores are all around us. Some are harmful to our health and others not so much. This mold air quality test consists of sampling the air outside of the home for a base level and sample two areas inside of the home. These samples are taken with calibrated air sampling machines. These samples are then sent to the lab for analysis to determine if any mold is present, what kind of mold it is and the levels of mold.
